US Care Home Investor CareTrust Deepens UK Footprint with £167m Care Home Portfolio Acquisition

CareTrust REIT, the US-listed real estate investment trust, has significantly expanded its presence in the UK care sector after completing the acquisition of a 16-strong portfolio of care homes across England and Scotland, in a deal worth approximately $226 million (around £167 million).

The transaction, confirmed in early August, forms part of a wider $291 million round of investments announced by the California-based company, which also included the acquisition of two senior housing communities in Utah, USA.

The UK care home portfolio has been acquired subject to a long-term lease and will continue to be run by an experienced operator with an established track record in the sector, ensuring continuity of care for residents while bringing new institutional investment into the properties.

James Callister, CareTrust’s Chief Investment Officer, said the acquisition reflected the strength of the company’s growing commitment to the UK market. “This was a complicated deal to get across the line, and closing it speaks to the discipline and solutions-oriented approach of our team,” he said. “It further expands our rapidly growing UK footprint and reflects how we’re sourcing and executing quality opportunities in the region.”

The deal follows CareTrust’s strategic move into the UK care home market last year, a decision the company’s Chief Executive, Dave Sedgwick, described as transformative for the business. “The two transactions highlighted here showcase why our strategic expansion last year into the UK care home market and adding a SHOP platform were so transformative for CareTrust,” Sedgwick said. “With approximately $1.5 billion invested year to date and a reloaded pipeline of approximately $540 million, we’re excited to see momentum building across all three engines of growth.”

Alongside the 16-home portfolio, CareTrust confirmed it has also completed the acquisition of a further triple-net leased care home in the UK during the current quarter, continuing to build out its presence in the market.

Looking ahead, the company said its investment pipeline now stands at approximately $540 million of near-term, actionable opportunities. While the majority of this pipeline is weighted towards skilled nursing acquisitions in the US, a meaningful proportion is earmarked for further UK care home purchases and strategic loans secured against skilled nursing facilities, suggesting further UK acquisitions are likely in the coming months.

The UK deals form part of a broader $1.5 billion of investment activity by CareTrust so far in 2026, at a blended stabilised yield of approximately 8.7% across all transactions. The company’s third-quarter investments alone, including the UK portfolio, total around $308 million at a blended stabilised yield of approximately 7.8%.
