CBRE Reports Strong Healthcare Investment In 2025

The UK Operational Real Estate (OPRE) market saw a strong 2025, according to new research from CBRE, with momentum driven by large deals in the final quarter of the year. Total investment volumes in 2025 reached £18.8 billion, representing a 78% year-on-year increase, with £12.3 billion transacting in Q4 alone.

Healthcare assets delivered a particularly strong performance, with £10.3 billion invested in the sector during Q4. This represents a significant increase compared with the previous quarter of £619 million and highlights the continued institutional demand for long-term, needs-driven real estate. Across 2025, the sector accounted for 69% of total OPRE investment volumes.

Deals across the sector in 2025 included: the sale of 32 UK care homes by Elevation Advisors to Franklin Real Asset Advisors; Hamberley Care Homes partnering with Song Capital, securing £210m across their 11 freehold care homes; Aria’s platform disposal of 61 operational care homes and six development sites; and Healthcare Ireland Group’s acquisition of 12 Kathryn Homes properties, expanding its portfolio to 38 care homes across Northern Ireland.

“Operational real estate continued to demonstrate its resilience and growing importance within UK investment strategies in 2025.

“The sharp rise in activity, particularly across healthcare and hotels, underscores investor confidence in sectors underpinned by long-term demand drivers. We expect this momentum to carry through into 2026.”
